Acton, CA

Acton is not desert floor. It sits in the hills at the southern end of the valley, higher up, greener, with oaks and real terrain, and it is a genuinely different place to work from the flat streets north of it.

Acreage, not lots

Property here is measured in acres. That brings horse setups, barns, tack rooms, workshops, long runs of fencing, gates that are used every day, and outbuildings that were put up at different times by different people to different standards. Much of what needs doing on a place like this never touches the house at all.

Many properties run on a well and a septic system rather than town services. Some of what goes wrong there is properly the work of a specialist contractor, and we will say so on the phone rather than after the drive out.

Higher up means different weather

The elevation is enough to matter. Acton gets a colder winter than the valley floor and it gets weather the flats do not, so exposed timber, decking, exterior paint and anything that has to shed water take more of a beating and want looking at more often. Trees add shade, leaf litter and the occasional branch that finds a roof.

It is a longer drive from Palmdale than the towns on the valley floor, so as anywhere out this way, a list beats a single call.
